"Good morning! There’s considerable activity and momentum in the prime London property market this season.

Rightmove has reminded us that February and March are the best months of the year to sell your property – having crunched the numbers, Spring delivers the uplift sellers and buyers seek.  
 
Looking at the top sales in RBKC this year, the results were surprising. Yes, golden postcodes preside, with Chelsea securing the highest house sale value this year. Super-prime sales were noticeably absent. W2 offers good value for prime London house hunters.
 
Interest rates have shifted slightly, always a positive for buyers, but time and again we see buyers in RBKC place offers backed by a strong cash injections.
 
New properties coming to the London market are at a significant high, meaning greater choice for buyers. It’s a very competitive market right now. Strong visible sales and digital marketing are key to ensuring homes for sale stand out from the crowd.
 
With the news the Government’s Renters Rights Bill is moving forwards - bringing legislative change for landlords and tenants - there is a definite chill in the air for London landlords. Many have told us it is time to sell now.
 
The government is also keen to streamline and digitise the home-buying process, apparently Norway leads the way! A 12-week project has been launched. This can only be good news, as sale fall-throughs and long buying chains do disrupt the property market negatively.
